Investment objective

The objective of the Sub-Fund is to obtain optimal long-term growth of the invested capital through a diversified portfolio composed of transferable securities from the real estate sector or related to the real estate sector worldwide and more particularly in Europe, Asia and North America.

Commentary 31/03/2019

Global equities posted a hike in March for the third month in a row, up +1.4%, taking the MSCI World Index performance to +12.5% for the year. Europe and the United States (+2.0% and +1.9% respectively) were the most prolific regions this month, while Asia closed on a more moderate gain (+0.8%). The real estate sector performed particularly well, with the FTSE EPRA Nareit Developed Index climbing +3.7%, driven mainly by Asia (+5.1%). Europe (+3.5%) and the United States (+3.1%) also closed upward. The Asian real estate market in particular benefited from tax-cuts announced in the manufacturing sector, profiting as expected from Hong Kong real estate stocks, which were the month's top performers. Developers benefited from the economic stimulus, as did retail trade and luxury properties. In contrast, Japan was the weakest region, weighed down by its more defensive J-REITs. The US real estate market was driven upward by all sectors this month, helped by the positive economic environment — with the exception of hotels. Diversified properties (+5.1%), self-storage (+4.4%) and residential real estate (+4.1%) performed particularly well. Europe benefited from news of the ECB's plan to freeze rates until 2020, which should keep future growth from losing tone. German residential real estate in particular was boosted by this news, while uncertainty over Brexit weighed noticeably on European property markets. EdR Prifund Property Securities closed March on a gain, if behind its benchmark, given the rally seen this month. All the underlyings ended up in positive territory, with global Asian real estate funds leading the pack.
